Fin and Feather Resort Policies
Check-In & Check Out
Check in is at 3:00pm. You can ask the office if it is possible to check in earlier than the specified time. In the event of unforeseen circumstances, we reserve the right to move guests to an equal or higher priced accommodation at no extra charge to the guests. In that event, the guests have the right to cancel the reservation at no charge.
Special arrangements are available for late check-ins. Please let us know if you will be arriving after 5:00pm.
Check Out is at 12:00 pm. Late check outs may be arranged at the office with an additional fee of $20.00 per hour with a max of two hours. After the two hour extension is granted and the customer has not left you will be asked to leave the property. Then a no trespassing warning will be issued and you will not be allowed to rent at the resort in the future.
Fin and Feather Resort has the right to refuse service to anyone for any reason.
Standard Reservation & Cancellation
All rentals must provide a credit or debit card to keep on file for any damages or fees acquired due to additional rentals.
There is a $50.00 non-refundable deposit due at the time of booking any reservation per room, cabin, or RV spot. The $50.00 deposit will be applied as a credit to the balance owed at time of check in. Cancellations must be requested 7 business days before the reservation date. If not cancelled within the 7 business days the guest will be charged for the full reserved stay.
Starting March 1 until October 1 all weekends are a two night minimum. Holidays are a three night minimum. Holidays are Easter, Memorial Weekend, Fourth of July, and Labor Day.
Non-Smoking Rooms/Cabins
All rooms/cabins are non-smoking. Any evidence of smoking (smell, ashes, etc...) in your room/cabin can and will result in a $200.00 fine. We have provided ash trays outside your room/cabin please use them and not our grounds or parking lot. If there is not an ash tray at your room/cabin then come by the office and we will give you one. If out and walking the grounds we ask that you please dispose of your smoking debris at the nearest trash station to your location.
Early Departures/ Refunds
There are no refunds for any early departures for any reason.
Within the hour of your check- in is the only allotted time for your right of refusal. During that hour, if you are unsatisfied with your accommodations, report to the front office your problems and dissatisfaction. If other accommodations cannot be met to your satisfaction than you have the right to a full refund of your reservation cost minus the $50.00 non-refundable reservation fee.
No Show/No Call
The room, cabin, or RV space will be held until 6:00 am the morning following the arrival date and then after 6:00 am the guest will be charged for the full reservation using the card on file and you forfeit your reservation.
Lost and Found
Fin and Feather Resort is not responsible for any loss of money, jewelry, or valuables of any kind. Any belongings left behind will be kept for 14 days from the time of checkout. We are happy to send belongings back with a prepaid shipping label paid for by customer.
Fireworks
There is no fireworks allowed on our property. If caught with fireworks you will be asked to leave immediately and no refund will be given for early departure.
Quiet Hours
Quiet hours are during 10 pm to 6 am Loud talking, screaming, loud vehicles, music or any other disturbing noise that effects other guest will not be tolerated. If this occurs you will be given one warning. After the one warning you will be asked to leave with no refund for early departure.
Pool Hours
The pool is closed 10:00 pm - 10:00 am for cleaning and servicing.
Non-Guests
Non-guests are not permitted to use fish cleaning station, fishing pier or pool. Violators caught using these areas will have a no trespassing warning issued and will not be allowed to rent at the resort.
Pets
We are pet friendly with a deposit of $250.00 ($50.00 is non-refundable and $200.00 is refundable at our discretion) If pets are found in any rental unit or evidence of a pet that didn't register with the office, the full $250.00 will be charged. All pets at the resort and RV park must be on a leash at all times. Any damage done by a pet will result in forfeiting the $200 refundable deposit fee.
A/C and Refrigerators
Please do not turn a/c units below 69 degrees , this will cause the unit to freeze up which will cause the unit to stop cooling, resulting in a maintenance call. Do not overload the refrigerator with warm food and drinks. The refrigerator will not be able to cool fast enough to keep the contents from spoiling.
Safety
Safety and security is the sole responsibility of the registered guest and their party. If a major disturbance or critical health problems occurs, call 911. Our address is 245 Fin and Feather Dr Hemphill Texas 75948.
Damaged or Stolen Items/Property
Damages caused by Acts of God or vandalism is not the responsibility of Fin and Feather Resort. These include any damages incurred to guest motor vehicles, boat, trailers, rv’s. or any other personal property.
Any items that were provided by Fin and Feather Resort are to be accounted for at the time of checkout. Our cleaning staff will report any items damaged or no longer in the rooms. See "Attachment A" for pricing of each item. Customers are not at fault for any damages caused by Acts of God. Acts of God”—also known as force majeure events—are natural disasters (or other destructive events) which are utterly outside of human control. If the items are not located the card on file will be charged the appropriate price listed on "Attachment A".
Departure
Excessive cleaning, and or trash removal will result in additional charge of $100.00 using the card on file. Trash that needs to be taken out should be set outside the door of your room or site so our grounds maintenance can pick up. Any damages to rooms/cabin will result in extra charges see "Attachment A" for pricing.
Delta Parking
No parking in front of or in the C building Parking lot. You must park in the gravel next to the Delta hotel. If you are found to be parked outside of the designated areas you will be towed at your own expense.
C Building Parking
Only 1 vehicle per unit is allowed to park in the parking lot next to C triplex. If you have more than one car you must park in the gravel parking space next to the Delta hotel. All boats need to be parked in the gravel. If you are found to be parked outside of the designated areas you will be towed at your own expense
EXTENDED STAY RV
Gravel RV location area only, price may vary
ATV's
Electric golf carts only!! No ATV's, 4 wheelers, or gas powered mules or side by sides.
